Why a TREC-specific mobile app matters
A generic home inspection mobile app might let you write a Texas inspection. The problem is the TREC REI 7-6 has rules that generic apps don't enforce:
- The four-state I/NI/NP/D rating per item
- The §535.223 multi-box rule (must explain when 2+ boxes are checked)
- Required comment when Deficient
- Verbatim TREC text in the final PDF
- Pixel-exact REI 7-6 (8/10/21) layout
Generic apps let you violate these rules — they just produce whatever you typed. Then you find out at closing that the title company won't accept the report, or worse, you get a TREC complaint filed.
InspectorData's mobile app is the TREC app. Every gate is built in. You can't accidentally produce a non-compliant report.
How the mobile workflow runs
On the way to the property
Open the app, pick the inspection from your calendar (already there from your scheduling). The TREC REI 7-6 template is already loaded because the property is in Texas. Your business info — name, license number, sponsor — is already locked in.
During the walkthrough
- Walk the home like you always do. The app organizes itself around TREC's seven sections.
- Tap the I/NI/NP/D pill for each item. Big targets, designed so you can tap with a thumb while holding a flashlight in the other hand.
- Snap a photo when you see something. The app auto-routes the photo to the right TREC section based on what's in frame.
- Dictate a comment when something's deficient. The mic button is always thumb-reachable, never buried in a menu.
Sticky section navigation
A sticky bar at the top shows where you are: 'Section II Electrical · 8 of 12 rated.' One tap to jump between sections. No swipe-through-pages-to-find-it.
Auto-save every 20 seconds
If the phone dies, the network drops, or you accidentally close the app, no data loss. Every change writes to local storage immediately.
Finalize from the truck
When you're done, hit Finalize. The app validates against TREC rules:
- Every item rated? ✓
- Comments on every D-rated item? ✓
- Multi-box explanations where needed? ✓
- §535.223 audit gate? ✓
- Pixel-diff vs official PDF under 0.5%? ✓
If any gate fails, the app shows you exactly what to fix. If everything passes, the PDF generates and you can email it to the client right from the truck.
Built for the way Texas inspectors actually work
Things that matter when you're standing in a Cedar Park attic at 102°F:
- One-handed use. The whole interface works with one thumb. The other hand is holding a flashlight, a moisture meter, or pulling on a wire.
- Big tap targets. Apple and Google guidelines say 44px. The TREC pills are 56px. You won't mis-tap with sweaty hands.
- Sticky mic button. Always thumb-reachable. Always one tap to dictate a comment.
- Auto-save every 20 seconds. No manual save. If anything goes wrong, you don't lose the inspection.
- Offline mode. Half of Texas doesn't have great cell coverage. The app works fine without wifi and syncs when you're back in range.
- Battery-aware. Photo capture compresses on-device. Camera doesn't drain your battery faster than necessary.
- Hot-weather aware. Phone overheats from sun? App keeps working in the background and writes-through to disk.
The app is built by an inspector who has run thousands of inspections in the field, not by a software team that thinks running an inspection means filling out a form.
Prefer a different workflow?
If you don't want to bring a phone to the inspection at all, see the TREC Voice Dictation workflow — walk the property hands-free, talk into your truck on the drive back.
If you prefer a tablet, see the TREC Tablet Inspection Software page.
For the underlying TREC REI 7-6 form details and compliance gates, see the main TREC software page.

Frequently asked questions
Does it work on iPhone and Android?
Yes. The mobile app is a Progressive Web App (PWA) — install it from your browser to your home screen. Works identically on iOS Safari and Android Chrome.
Does it work offline?
Yes. All data writes to local storage immediately. The app syncs to the cloud when wifi or cell signal returns. Common in rural Texas properties.
Can I dictate comments instead of typing?
Yes. Tap the mic button next to any field and speak. The app uses your phone's built-in speech-to-text — no extra account, no extra cost.
How big is the app on my phone?
Under 5 MB. It's a PWA, not a native app. No app store install required.
What if my phone dies mid-inspection?
Auto-save runs every 20 seconds. If the phone dies, plug it in, reopen the app, and pick up where you left off.
Can I take photos with the app or do I need a separate camera app?
Use the app's camera button. Photos auto-route to the right TREC section based on what's in frame. You can override the routing with one tap if needed.
Does the app work for non-TREC inspections too?
Yes. Same app handles InterNACHI SOP, Florida 4-point, wind mit, and any other state's standard. The template adapts to whatever the property requires.
Will the photos sync if I'm offline all day?
Yes. They queue locally and upload in the background once you're back on wifi. You can keep working — sync doesn't block your workflow.
Can I email the PDF directly from the app?
Yes. Once the report finalizes, the app shows the PDF with email buttons for the client and any agent on the inspection. Uses your business email account.
