What WDO inspectors get asked at every closing
WDO and termite inspections almost always happen at sale, often required by lender or insurance carrier. The closing agent, lender, and buyer all ask the same questions:
- Is there active infestation? Yes/no, with photos and location. "Possible activity" is not a useful answer — closing agents need a definitive call.
- What about previous infestation? Visible damage from past activity, even if treated. Damage may be present without current activity.
- Is treatment recommended? If yes, type (spot treatment, full perimeter, fumigation) and approximate scope. Often the homeowner uses this to get bids from pest-control companies.
- What conducive conditions exist? Wood-soil contact, moisture, debris, vegetation. These accelerate future infestation and need documentation even when no current infestation is found.
