Almost every “best 360 camera” list is written for travel vloggers. Inspectors have a different problem. You are not editing a reel at night — you are shooting eight to fifteen spheres in a dark attic, a crawlspace and a mechanical room, then getting them into a report before dinner. The specs that decide that outcome are not the ones printed on the box.
So here is the short version before the detail.
If you want zero extra steps
Ricoh Theta X
Stitches inside the camera and writes a finished equirectangular JPG at roughly 60MP. Copy it off and upload it. There is no export app, no projection menu, and nothing to get wrong at 9pm.
If you want the best image

The highest-resolution still here at 72MP, waterproof, with replaceable lenses that survive crawlspace contact. The trade is real: every photo goes through the app and you must pick “Equirectangular” on export.
If your worst rooms are dark

The one thing that actually separates these cameras
Everything on the market falls into two camps, and the camps are defined by what lands on the memory card.
Ricoh Theta stitches in-camera. The camera does the sphere math internally and writes a finished equirectangular JPG. What comes off the camera is already the file your report wants. There is no intermediate format and no decision to make.
Insta360 writes a proprietary file. The camera saves an .insp, which is not a photo any software can read directly. You open the Insta360 app, export the shot, and you must choose “Equirectangular” in the export options. Pick any other projection and you get a dual-fisheye image — two circles side by side — that no inspection platform, ours or anyone else’s, will recognize as a 360.
The practical takeaway: want zero extra steps? Theta X. Want the best image and don’t mind a per-photo export? Insta360 X5. That is genuinely the whole decision. Both produce files that work perfectly in a report — one just asks more of you between the job and the delivery.
Whether that export step is a dealbreaker is personal. If you shoot two spheres a job, it is nothing. If you shoot fifteen and you are behind, it is the reason the camera stops leaving the truck. Be honest with yourself about which inspector you are.

Why megapixels are the wrong thing to shop on
An inspection report needs a lot less resolution than the spec sheets imply. The practical floor is 2048 pixels wide. Every camera in that table clears it several times over, including the roughly 21MP ONE RS and the discontinued 14MP SC2.
Once you are past the floor, more pixels buy you the ability to zoom into a far corner of the sphere and still resolve a crack or a stain. That is genuinely useful. But it is a smaller day-to-day difference than the two things nobody puts on the front of the box:
- Sensor size in bad light. Attics, crawlspaces and unlit basements are where inspectors shoot 360s most, and where a small sensor falls apart. A 1-inch sensor at 23MP beats a 1/2-inch sensor at 72MP in a dark crawl every time. This is why the Theta Z1 stays on this list despite being the lowest-resolution current model here.
- Whether the camera survives you. 360 lenses bulge out from the body and they contact insulation, joists and dirt. The Insta360 X5 is waterproof and its lenses are replaceable, which for a crawlspace camera is a genuinely meaningful feature. By contrast the ONE RS 1-Inch 360 Edition is only IPX3 water-resistant — it will not tolerate a wet crawlspace, and buying it for one is a mistake.
What makes a 360 photo actually work in inspection software
Every platform that supports 360 photos is looking for the same thing. There is nothing proprietary here:
- Equirectangular projection. The sphere unwrapped into a single flat rectangle, the way a world map unwraps a globe.
- Exactly a 2:1 aspect ratio. Precisely twice as wide as it is tall. 11008×5504 qualifies. 4096×2048 qualifies. Crop it, and it stops qualifying.
- At least 2048 pixels wide. Below that a viewer has nothing to zoom into.
That 2:1 requirement is also why ordinary photos are never mistakenly treated as panoramas — a standard camera frame is never an exact 2:1.
Phone panorama modes do not work
This is the most common way inspectors waste an afternoon. A phone panorama sweeps a wide curved strip of the room. It is not a sphere: it has no ceiling, no floor, and no exact 2:1 frame. It will not open in a 360 viewer in any inspection platform. If you want interactive 360s in your reports, a dedicated 360 camera is not optional.
The most common support question we get about 360 photos is “why isn’t my photo showing as a 360?” and the answer is nearly always the Insta360 export projection. The camera saved a .insp, the app exported something that was not equirectangular, and the resulting file is no longer an exact 2:1 frame. Re-export the same shot with Equirectangular selected and it works. Theta owners essentially never hit this, because the camera never hands them a wrong file in the first place.

One honest limitation, and it applies to every vendor: 360 photos are interactive in the web version of a report only. A PDF cannot run the code that spins a panorama — that is a property of the PDF format itself, not of any inspection platform. In InspectorData the PDF shows the same photo flat with a 360° label. Anyone claiming their PDF spins a sphere is mistaken.
So which one should you actually buy?

- Most inspectors, most of the time: Ricoh Theta X. High resolution, and the in-camera JPG removes an entire step from every job. Workflow friction is what kills equipment adoption, and this camera has the least of it.
- Your hardest rooms are dark: Ricoh Theta Z1. Give up resolution you were unlikely to use for low-light performance you will use on every attic.
- You want maximum image quality and the toughest body: Insta360 X5. Accept the export step, build it into your routine, and always choose Equirectangular.
- You want to try 360 before committing: a used Ricoh Theta SC2. Discontinued and modest at roughly 14MP, but it still stitches in-camera and still clears the technical minimum for a report.
- Buying the ONE RS 1-Inch 360 Edition for crawlspaces: don’t. The image quality is lovely and the IPX3 rating is not enough for wet spaces.
And the honest caveat: if you are not sure you will use 360 photos, do not spend on the top of the range to find out. The cheapest camera that clears an exact 2:1 equirectangular frame at 2048px will tell you whether your clients care, and every one of these does.
